No. We are not a sales or rental agency. We provide independent pre-purchase due diligence and ongoing care, monitoring and concierge services for private foreign owners of Croatian vacation homes.

We work with owners in English, German, Arabic, French and Italian, in addition to Croatian, so communication is always clear and stress-free.

How much do your property care plans cost?

Care plans start from around €75–150 per month for essential monitoring, with Premium and Concierge tiers offering interior checks, maintenance, pre-arrival preparation and contractor management. Pre-purchase due diligence reports are charged per project.

Why should I get an independent property check instead of trusting the estate agent?

Accepted Answer

Estate agents earn commission when you buy — typically 3–6% of the sale price. That means their financial incentive is to close the deal, not to flag hidden risks. We earn a flat fee for our inspection and have no stake in whether you buy or not. Our job is to tell you the truth about the property, including when the right advice is to walk away.

What does a property check in Croatia include?

Our property check covers three areas: legal verification (land registry, ownership chain, building permits, liens), structural inspection (independent engineer assessment of foundations, roof, walls, utilities), and financial review (fair market valuation, tax obligations, zoning and rental licence viability). You receive a comprehensive written report with a clear buy or don't-buy recommendation.
